When you own a residential property and intend on renting it out, you have two options. You can either self manage the property or use an agent to do it for you.
As a landlord there are many obligations that you are responsible for including ensuring proper documentation, finding a suitable tenant, collecting rent and knowing the latest legislation.
Below is a list of some of a landlords responsibilities and recommendations:
- Pay all outgoings including rates, insurance and land tax.
- Ensure that the property is clean and habitable at the beginning and during tenancy.
- Make sure that the property has adequate security by making sure all doors and windows can be locked.
- Have fire/smoke detectors installed and operational in correct locations.
- Make tenant aware of any intention to sell the property.
- Not disturbing the tenant and providing notice of any inspections.
- Have tenant reimbursed for any urgent repairs that had to be done as a result of a threat to health and safety.
- Make necessary repairs within a reasonable period and give the tenant correct notice.
- A landlord cannot enter the property as permitted by law or with tenants consent.
- Locks cannot be changed without tenants consent.
- Cannot ask a tenant to pay more than 2 weeks rent in advance at commencement of lease.
