When you are preparing your property for sale, you need to consider the importance of first impression. Overall condition and appearance can play just as much a role in the price you achieve as the market itself. We have included some tips for your assistance to help put your property in its best light;
Outside –
- Lawns and gardens should be well maintained with gardens to be weeded and mulched if possible.
- Clear all walkways and paths
- Remove any toys laying around
- Have all shrubs trimmed
- Clean all windows
- Clean all gutters
- Remove unnecessary items from garage or shed
- Add some flowering plants to the garden to add colour
- Make sure animal droppings are removed from lawn
Inside –
- Repair any minor faults
- Touch up paint or paint throughout if needed
- Make sure all appliances are in working order
- Declutter your home to enhance spaciousness
- Have all beds made and kitchen and bathrooms clear for all inspections
- Add fresh flowers to enhance smell and colour
- Keep pets out of the way
- Have fresh coffee brewing if possible
- Make sure toilet and bathroom are free from mould
- Make sure the room temperature is comfortable depending on the season
Lastly during inspections –
- If possible make yourself scarce
- Secure all valuables, jewellery or cash
- Never let anyone in your property without being accompanied by an agent
- If leaving town make sure you leave your contact details with your agent
